Methodological contribution of building performance evaluation for facility managers of museums housed in old buildings

Abstract

In Brazil, many museums are commonly housed in old buildings of historical value and adapted for current use. This requires specialized maintenance and oversight by the management team.  Implementing Building Performance Evaluation (BPE) in active museums can be a valuable tool for enhancing the performance of the systems that comprise the building(s) under their responsibility, mainly in the use, operation and maintenance phase. Thus, this article aims to present a framework for the BPE in museums during the use, operation, and maintenance phases.  A systematic literature review was conducted in Scopus and Web of Science, in addition to three interviews with managers working in museums. As a result, a framework is presented, which also encompasses the Brazilian context. As a practical implication, the aim is to support the facility managers’ work regarding buildings to enhance user satisfaction and the technical performance of the built environment.  By articulating theoretical frameworks and empirical analysis, this study advances the scientific understanding of BPE and offers practical guidance for improving decision-making in building management.

Professora Sheila Walbe Ornstein, Universidade de São Paulo; Faculdade de Arquitetura, Urbanismo e de Design; Departamento de Tecnologia.

SHEILA WALBE ORNSTEIN is an architect and urban planner. She is full professor at the Faculty of Architecture, Urbanism and Design of the University of São Paulo (FAU-USP), researching pre-design evaluation, post-occupancy evaluation and design quality. She has special interest in building in use performance and its maintenance procedures. She conducts several studies about complex environments such as health facilities and museums. She has a grant from the National Council of Scientific and Technological Development (CNPq).

Dr Marcus Vinicius Rosário da Silva, Universidade de São Paulo; Faculdade de Arquitetura, Urbanismo e de Design; Departamento de Tecnologia.

MARCUS VINICIUS ROSÁRIO DA SILVA is an architect and urban planner. He was a doctorate student in architecture and urbanism at the Faculty of Architecture, Urbanism and Design of the University of São Paulo (FAU-USP), till December 2025, researching facility management (FM) and museums. He has a strong interest in the operational practices of cultural facilities, sustainability, and tech­nologies applicable to FM. He has experience in greenhouse gas inventory verification, coordination of the certification process for LEED for Operations and Maintenance of ex­isting buildings, and executive projects for large buildings. He had a grant from the São Paulo State Research Foundation that support his PhD studies. Today he is a researcherer of QUALICON - Quality and Performance of the Built Environment registered at CNPq  Research  Directory [Qualidade e Desempenho no Ambiente Construído]
